Why I built this page

Most realtors won't say this out loud: you can sell your home yourself.

If you've got time, a calm temperament, and you're willing to learn the process — you can absolutely list FSBO and pocket the commission. I've watched it work.

I've also watched it fall apart. Mispriced listings sit. Bad photos kill showings. Buyers' agents steamroll inexperienced sellers in negotiations. A missed disclosure becomes a lawsuit two years later.

Sell your house like a pro would

Every step a listing agent takes, broken down so you can run the play yourself. Built specifically for Montana sellers.

Price it right (or don't bother)

The single biggest reason FSBOs fail. Don't price off Zillow. Don't price off what you "need." Price off what comparable homes have actually closed for in the last 90 days.

  • Pull 3–5 sold comps within 0.5 miles, similar sq ft and beds/baths
  • Adjust for condition, lot size, finished basement, garage
  • Watch what's under contract — that's tomorrow's market
  • Price slightly under the round number ($379,900, not $385,000)

Prep the house for buyers, not for you

Buyers form an opinion in 7 seconds. Your house should look like a hotel, not your home.

  • Declutter aggressively — 50% of what's out goes in storage
  • Deep clean (or hire it out — $250–400 in Billings)
  • Neutral paint where colors are bold
  • Yard, mulch, front door, address numbers — curb appeal is free money
  • Fix the obvious: leaky faucets, burned-out bulbs, sticky doors

Get on the MLS (yes, you can)

The MLS is where 89% of buyers find homes — through their agent's portal or Zillow/Realtor.com syndication. Skip it and you're invisible.

  • Use a flat-fee MLS service ($300–600 typical)
  • Decide your buyer-agent commission offer up front (2–3% standard)
  • Write the listing description yourself — facts + lifestyle, no clichés
  • Photos go on the MLS — make them count (see #4)

Photos, video, and a sign that doesn't suck

You're competing with listings shot by pros. Phone photos lose. Period.

  • Hire a real estate photographer — $150–300 in Billings
  • Add a walkthrough video (or grab one of mine for $195 — see below)
  • Drone shot if you're on acreage or have a great lot
  • Sign with a clean phone number, QR code to listing, no clutter

Market it like you mean it

Once you're on the MLS, your job isn't done. The MLS is the foundation; everything else is the megaphone.

  • Facebook Marketplace + neighborhood groups
  • Instagram Reel of the walkthrough
  • Targeted Facebook ad ($75–150 can move the needle)
  • Tell every neighbor — they invite their friends
  • Open house your first weekend, while the listing's hot

Run safe, smart showings

You're letting strangers into your house. Most are fine. Some aren't. Have a system.

  • Pre-qualify: name, phone, lender's pre-approval letter before they walk in
  • Never show alone — bring a friend, family member, off-duty cop
  • Lock up valuables, prescriptions, mail, and IDs before every showing
  • Use a smart lockbox with a code that rotates
  • For agent showings, require ID and brokerage info

Negotiate like you've done this before

The hardest part. Buyer's agents will push hard knowing you're solo. Don't take it personally.

  • Read every line of the offer — financing, contingencies, closing date, possession
  • Counter in writing, never verbally
  • Don't drop $10k to "make it easy" — that's $10k you needed
  • Inspection objections: get bids on actual fixes before agreeing
  • If something feels off, slow down and call a real estate attorney

Disclose, close, hand over the keys

Montana requires sellers to fill out the Property Disclosure Statement. Missing one is the fastest way to get sued post-closing.

  • Complete MT Property Disclosure honestly — every known defect
  • Open title with a reputable Billings title company (see Vendors below)
  • Review HUD-1 / Closing Disclosure 24 hours before closing
  • Bring a photo ID, keys, garage remotes, manuals
  • Cancel utilities for the day after closing, not before

Reality check: National stats show FSBOs sell for ~17% less than agent-listed homes (NAR). On a $425k house, that's potentially $72,250 left on the table — wiping out the savings. Pricing and exposure are how you avoid that.
